1/4 cup butter, melted 1/4 cup brown sugar 1/3 cup maple syrup Prepared pancake mix....one that requires egg, oil, milk(6-9 pancakes) 9x9 pan

Prepare mix as package instructions...... Mix melted butter, brown sugar and syrup. Spread on bottom of greased pan. Pour pancake mix over and bake at 375 for 20 minutes.
